Rental placement fees represent 1 month of rent excluding tax per party (landlord and tenant), plus 500 DH excluding tax in file processing fees. These fees are only due upon lease signature.
We systematically verify income documentation (last 3 pay slips or financial statements), professional stability, and references. Our rate of defaulting tenants is below 1%.
Residential lease agreement in accordance with law 07-03 (Dahir n°1-04-107). Standard duration 1 year renewable. We draft the lease, have both parties sign it, and provide you with a certified copy.
Rental income is subject to income tax according to the progressive scale, after a 40% deduction (article 64 CGI). The effective rate varies depending on your total income. Menzil provides you with an annual summary of collected rents.
The security deposit is freely negotiated between the parties in Morocco. Common practice is 2 months of rent excluding tax. Menzil advises not exceeding 3 months to avoid discouraging good candidates.
